Description

The United States Government currently occupies office and related space in a building under lease in Indianapolis, IN that will expire on May 05, 2024. The Government has a continuing need for this space and anticipates negotiating and exercising a renewal option unless the Government can expect to recover relocation and duplication of costs. The Government needs to lease approximately 6,000 contiguous rentable square feet of office space. The rentable space must yield a minimum of 5,112 ANSI/BOMA Office area square feet. The Lease term requirement is for 5 years, 2 years firm. The delineated area is:





North: 16th Street to I-65



South: I-70



East: I-65/I-70



West: White River





The Government is considering alternative space if economically advantageous.The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication oftenant improvements, security infrastructure, telecommunications infrastructure, non-productive agency downtime, and the availability of alternative space that potentially can satisfy the Government’s requirements.Space must meet the Federal Government's standards for fire safety.





Expressions of interest should include the following concerning potential properties and be submitted to the address below within twenty (20) business days from the date of this advertisement:





1. Building name and address;

2. Location of space in the building and date of availability;

3. ANSI BOMI office area/ useable square feet (USF);

4. Rentable square feet (RSF) off ered and rental rate per usable square foot, full service, meeting GSA’s building shell requirements;

5. Name, address, telephone number, and email address of authorized contact;

6. Scaled floor plans (as-built) identifying offered space;

7. Information on project and building ownership.





Offered space must meet Government requirements for fire safety, accessibility,seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year floodplain. The Government's decision regarding whether to issue a Request for Lease Proposalor to relocate will be based, in part on information received in response to this notification. In the event that a potentially acceptable offer fails to provide required information as part of its response to this notification, the Government reserves the right to assume that the building in question cannot meet the Government’s requirements.
