The United States Government currently occupies a dedicated campus facility under lease in Indianapolis, Indiana, that will be expiring. The campus facility consists of a main office facility, an annex, and a secured parking garage. All occupied structures, with the exception of the Visitor Screening Facility and Guard Booth, is located within a 100-foot setback. The Government is seeking to lease approximately 110,00 rentable square feet of office space and annex space and 122 inside parking spaces. The rentable space must yield a minimum of 99,000 usable space. The lease term requirement is for fifteen (15) years firm. The space must be available for occupancy by August 4, 2026.
Other applicable requirements include:
- Must be located within the City Limits of Indianapolis, IN
- 100 feet perimeter security setback
- 2 means of egress/access to public roads
- The separate parking structure must maintain a clear height of approximately 14 feet from finished floor to finished ceiling
- Must be a single tenant facility
The Government is considering alternative space if economically advantageous.
The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime.
